What does “rebuild-ready handover” mean?

The site is fully cleared, slab broken (if specified), services capped, fences removed, and ground levelled to natural surface or specified RL. Your builder can start excavation or footings the next working day — no surprises.

Permits & Approvals

Do I need a permit to demolish in Victoria?

Yes. In Victoria most demolitions require a Building Permit under the Building Act 1993, plus council Report and Consent for any building over 5 metres. We handle the entire permit process as part of our service.

Do you work in heritage overlay areas?

Yes. Heritage overlay demolition requires a planning permit in addition to building permit, with specific conditions around timing, retention, and salvage. We have experience navigating heritage approvals across Hawthorn, Kew, Carlton, Fitzroy, and other heritage suburbs.

How long does the permit process take?

Standard residential building permit: 2-3 weeks from application to issue. Add 2-4 weeks for council Report and Consent. Heritage overlay can add 4-12 weeks. We submit and track everything on your behalf.

What if my property contains asbestos?

We arrange a licensed asbestos survey before demolition. Any identified asbestos is removed by a Class A or B licensed removalist (depending on type) under WorkSafe Victoria oversight, before demolition begins. This is included in our quotes.

How long does a house demolition take?

Most residential demolitions take 3-7 working days on site once permits are issued. Larger or asbestos-contaminated jobs can take longer. The permit and pre-demolition phase usually adds 2-6 weeks depending on council.
