Tilt-Slab Warehouse Clearance
Footscray, VICThe brief: demolition of a 1,400 m² tilt-slab warehouse in the Footscray industrial precinct. Slab removal, services capping, and full site clearance ready for the next build. The challenge: two active manufacturing businesses sharing the boundary fence, both running standard business hours. We negotiated an agreed work envelope with both neighbours — heavy demolition restricted to 7am to 3pm on weekdays, with quieter site clearance work continuing later. Roof iron stripped and recycled (~84% recovery), structural steel cut and removed for resale, slab broken and crushed on-site for use as backfill. Final services capping signed off by the relevant authority.



Strip Mall Partial Demolition
Reservoir, VICThe brief: removal of three end tenancies (a former takeaway, hairdresser, and laundromat) from a 1980s strip mall. The four remaining tenancies — including a busy IGA — stayed open and trading throughout. The challenge: existing party walls had to be reinstated to fire-rated standard, internal services rerouted, and a temporary external hoarding installed to maintain customer flow. All noisy demolition staged to weekends and after 6pm weekdays. Centre management received zero tenant complaints across the 5-week window.



Multi-Floor Office Strip-Out
Melbourne CBD, VICThe brief: full strip-out of three floors of a CBD office tower — partitions, ceiling tiles, services, carpet, and built-in joinery. Site handed back as a clean shell ready for the next fit-out. The challenge: the remaining 14 floors of the building stayed fully occupied throughout. Every kilogram of material had to leave the site through a single goods lift, scheduled in 3-hour windows from 7pm onwards. We coordinated with building management to keep the lift lobby clean and the loading bay clear for next-morning tenants. ~92% of materials sorted and recycled (carpet to remanufacturer, ceiling tiles to recycler, partition steel to scrap).
